Guarantee & Cancellation Policy,
We are a 22 room Boutique Hotel, we are a small business and have a policy for this kind of thing. It was put in place January 2023 and it states, non refundable, no transferable, and limited cancellation policy.
The exact words are as follows:
****CANCELLATION AND 3RD PARTY RECEIPTS POLICY****
All reservations booked through Athens Hotel & Suites and ALL 3rd party sites must be paid in full by a credit card or cash payment. Guest must provide a 3-digit security code from credit card when making an on line or phone reservation to prove they are in possession of the credit card.
All third party (Booking Agents) give you an itinerary or a confirmation number. That is your receipt. WE DO NOT give out receipts to THIRD-PARTY GUEST. For all questions and charges, please contact your booking agent/agency (third party payments are accepted with prior authorization).
We charge a fee of one night's stay in most cases. If in the event a guest has to cancel - they MUST send an email No later than 7 days prior to arrival to cancel. Cancellations MUST be sent to firstname.lastname@example.org, a cancellation fee WILL be charged for no show and for last minute cancellations AND because we are so small, we try to make sure to keep our customers. The guest is charged a FULL STAY if they cancel before the 7 days.
PLEASE note that whatever the case - we are a NON REFUNDABLE HOTEL. We want ALL customers to be happy. IF a guest cancels BEFORE they are due to stay (less than 7 days prior to reservation) the full amount will be charged to their credit card the morning of their scheduled stay. We do NOT provide refunds of any money paid- We will provide a voucher that is good for twelve months from the original scheduled check in date for the guest to use at a later time.
There is a ZERO cancellation policy, and we have implemented that to try and better accommodate our guests' needs as best as we can. Any questions, please feel free to call.
If you made your reservation through a travel agent (such as Booking.com, Expedia, etc.) please reach out to your travel agent for any modification on the dates or cancelations)
There is a strict policy that NO ALCOHOL is allowed on our property. Any damages caused by being drunk or making a mess with ANY alcoholic beverage WILL be charged a cleaning fee in range from $30-$50 depending upon damage made. We have to conduct an intense cleaning if alcohol beverages are consumed, and damages are found. This includes smoking or vaping; this takes time to prepare for the next guest arriving and is a very big inconvenience to our guests. It also raises our insurance policy.

We are a green property. We use environmentally friendly detergents and will change linens upon guest request-usually it is the morning of the 3rd day that you stay with us, unless it is deemed necessary by management request otherwise.
We are a non-smoking and pet friendly property

Check Out: 11:00 AM
There is an early check out fee of one night's room & tax.
Early check in - before 3 pm - will require a $43.00
Minimum age to reserve a room is 18.
Front Desk Hours of Operation are 8 AM to 5 PM. -We are not open 24 hours.

Pets under 20 pounds may stay with a one-time $50.00 USD non-refundable deposit.
We are a non-smoking property. There is a smoking penalty of $100 The Hotel Management will impose if you smoke in your room.
No exceptions whatsoever -We cannot stress enough- NO SMOKING of anything at all-There is a ZERO tolerance for smoking in our hotel.
If any found damages, or any items missing, from your room after you check out you will be held responsible. You will be held liable for up to $250 worth of damages. Our staff will assess the damage and contact you via email or via phone to discuss pricing.
No free parking. All parking is directed to 1515 San Jacinto St, but you must check in at the front desk and then be provided with a paid parking voucher.
