Our policy

Guarantee & Cancellation Policy, as 1/2015-

We are a 22 room hotel, we are a small business and have a policy for this kind of thing. It was put in place January 2015 and it states, non refundable, no transferable, and limited cancellation policy. 

The exact words are as follows:


****CANCELLATION AND 3RD PARTY RECEIPTS POLICY****

     All reservations booked through Athens Hotel & Suites and ALL 3rd party sites MUST be paid in full by a credit card or cash payment. Guest must provide a 3-digit security code from credit card when making an on line or phone reservation to prove they are in possession of the credit card. 


     All third part (Booking Agents) give you an itinerary or a confirmation number. That is your receipt. WE DO NOT give out receipts to THIRD-PARTY GUEST. For all questions and charges, please contact your booking agent/agency (third party payments are accepted with prior authorization).


     We charge a fee of one night's stay in most cases. If in the event a guest has to cancel - they MUST send an email No later than 14 days prior to arrival to cancel. Cancellations MUST be sent to reservations@athenshotelsuites.com, a cancellation fee WILL be charged for no show and for last minute cancellations AND because we are so small, we try to make sure to keep our customers. The guest is charged a FULL STAY if they cancel before the 14 days.


    PLEASE note that whatever the case - we are a NON REFUNDABLE HOTEL. We want ALL customers to be happy. IF a guest cancels BEFORE they are due to stay (less than 14 days prior to reservation) the full amount will be charged to their credit card the morning of their scheduled stay. 


     There used to be ZERO cancellations, and we have implemented that to try and better accommodate our guests' needs as best as we can. Any questions, please feel free to call



    There is a strict policy that NO ALCOHOL is allowed on our property. Any damages caused by being drunk or making a mess with ANY alcoholic beverage WILL be charged a cleaning fee in range from $30-$50 depending upon damage made. We have to shampoo carpets and make extra cleaning for alcoholic beverages. This takes time to prepare for the next guest arriving and is a very big inconvenience to our guests. It also raise our insurance policy.

We are a green property. We use environmentally friendly  detergents and will change linens every second day, unless you request otherwise.

General Policy

We are a non-smoking and pet friendly property


Check In: 3:00 PM

Check Out: 11:00 AM


There is an early check out fee of one night's room & tax.

Early check in - before 3 pm - will require a $30.00 


Minimum age to reserve a room is 18.


Front Desk Hours of Operation are 8 AM to 9 PM. -We are not open 24 hours.


Guarantee & Cancellation Policy, as 1/2015


We can make a voucher for 1 (one) year after reservation if you are not able to make your stay for unforeseen consequences.


Pet Policy:

Pets under 20 pounds may stay with a one time $50.00 USD non-refundable deposit. 


Smoking Policy:

We are a non-smoking property. There is a smoking fine of $100 if you smoke in your room.

No exceptions whatsoever -We cannot stress enough- NO SMOKING of anything at all-There is a ZERO tolerance for smoking in our hotel


If you damage ANY part  of our property including any linens, curtains, or anything that belongs to the Athens Hotel, you will incur a fee - Our staff will assess the damage and contact customer via email to discuss pricing.


Excessive dirtiness will also incur a cleaning fee - We work hard to make sure of a clean, safe environment. Guest will be notified with pictures and/or video of excessiveness and contacted immediately for extra cleaning fees.
